Our estates are currently located in prime and developing areas of Lagos (EPE), Ibadan (MONIYA and IDO), and other fast-growing cities. Each estate is carefully chosen for accessibility, growth potential, and convenience.

We primarily sell land in Nigeria and the USA, but we also provide development support services for clients who wish to develop their plots.

Yes. Both Nigerians in the diaspora and foreign nationals can purchase land from us. Our process is designed to accommodate remote buyers, with online payment options and digital documentation.

Land Ownership & Documentation

After full payment, you will receive the following documents to confirm your ownership and rights to the property. 

Documents Buyer Receives 

i. Free Contract of Sale 

ii. Free Deed of Assignment 

iii. Free copy of the Global Registered Survey 

iv. Free copy of the Estate lay out 

v. Free copy of the building design

vi. A free copy of the Estate Global C of O document once processed

viii. Allocation Letter

ix. Free Registered Survey  with your name on it.

Yes. All our lands are carefully verified to ensure they are free from government acquisition, disputes, or encumbrances. Remember, majority of our management at Hearth Haven estates are legal practitioners and lawyers. Clients are also welcome to conduct independent verification and thorough due diligence.

Absolutely. We encourage all clients to verify our documents with the relevant government authorities before committing. Transparency is key to our service.

Yes. All our Estates have Registered Surveys(Red Scroll) while C of O documents are currently in process.

Yes. Once payment is completed and documentation is processed, land allocation is done promptly so you can take possession of your plot and begin to build immediately.

Payments & Pricing

Yes. We offer flexible installment plans up to 24months to make land ownership easier for our clients. The terms and plan depend on the specific estate.


A minimum deposit (usually a flat amount of 500k or 1million naira or 20–30% of the land price) is required to secure a plot. This may vary per estate. terms and plan depend on the specific estate.

This depends on the amenities planned for the estate. For our mini estates, there are no major fees however for full community estates with robust amenities, such will require some developmental fee of about 20% but spread out conveniently until you finish building your land. We will also require a token monthly maintenance fee to keep your lot clean. We love to be transparent upfront.


If you default on installment payments, penalties may apply, or your allocation may be delayed until payments are regularized. In extreme cases, your purchase may be forfeited depending to the terms of your sale contract.

Estate Development & Infrastructure

Our estates are designed with essential infrastructure such as perimeter fencing, gated entrance, access roads, drainage, landscape, 24/7 security, water, and sports complex, commercial buildings, water fountain, power provisions, depending on the estate package.

We prioritize selling dry land ONLY. However, if swampy land exists, it will be clearly communicated, along with necessary sand-filling or drainage plans.

Yes. For Nigerians in the diaspora or clients unable to visit, we provide virtual tours, video inspections, and a fully digital purchase process.

• Receive your receipt and Contract of Sale within 3 business days.

• Complete required documentation and get allocation.

Start building or keep lot as an investment property.

Yes. As the rightful owner, you can resell your land at any time but we request that you notify us for record keeping purposes. We will also assist you in facilitating the sale and even get you buyers upon your request.

Yes. Our team will provide you with all land documents, processed in your name. Our development team has you covered on every aspect from land purchase to the development of your lot through our trusted surveyors, architects, and engineers.

After-Sales & Support

Absolutely yes, we have estate development team of professionals ready to build for you immediately you are ready to build. Note that all our estates are professionally pre-planned with every lot size having its designated building design/plan.  However, we have premium lot sections where you are allowed to build a design of your choice as well. 

As a general rule, refunds may attract administrative charges of 30% and also subject to the terms of your sale contract.

Ownership transfer is done legally through a Deed of Assignment to the new owner. You must inform our support team of your intent to transfer so our legal team can guide you through the process to ensure compliance.
